When should my roof be replaced?

A standard asphalt shingled roof will last 15-18 years depending on weather, the position of trees close to your house, and a variety of other factors. We often look for two things though. The amount of rock still on the shingles, and if they are curling up on the corners. Very easy to spot these two items from a quick inspection.

If you have a flat roof then you’re looking at a 30 year lifespan in a typical situation. This depends on if you have standing water, poor drainage, and again a number of other factors. This type of roof requires a more thorough inspection and is unlikely a quick glance to assess the lifespan.

Ultimately, the time to replace a roof is before it leaks and causes major damage! Small issues turn into large ones when they’re ignored.
